About LandOpps
What we do
LandOpps is a search platform for California's environmental documents. We index over one million publicly available PDFs from GeoTracker and EnviroStor — the state's two primary environmental databases — and make them searchable by keyword, chemical, document type, location, and 40+ other filters.
The government sites let you look up a site and browse its document list. LandOpps lets you search inside every document, across both databases, at once. That's a capability that didn't exist before.
Why we built it
Environmental due diligence in California means reading PDFs — closure letters, Phase II assessments, remediation reports, NFA determinations. The evidence about whether a site is usable lives inside these documents, not in database status fields.
But there was no way to search across them. Consultants, developers, attorneys, and lenders had to find a site first, then manually scroll through its document list, then open PDFs one by one. For anyone working across multiple sites or counties, this process took days or weeks.
We built LandOpps to make that search instant.
The data
Every document on LandOpps is a public record hosted on a California government server. We don't host the PDFs — we index them and link you directly to the original source. When you click through to a document, you're reading the same PDF that's on the government site.
New documents are indexed continuously. When a new PDF is uploaded to GeoTracker or EnviroStor, it appears in LandOpps search results shortly after.
